If the damage has not gone deep, it can usually be repaired in place without tearing the wall out. Here is how we sort out which kind of job you have and what the repair involves.

What water damage looks like in stucco

Most people first notice a stain, a bulge, or a crack that has grown wider over time. Water gets in through something that has already failed, so the dark patch under a window or along the roofline is usually where to look. A crack that was hairline a year ago and now takes a fingernail is telling you the same thing.

Santa Fe is in climate zone 4B, with real winters and hot summers. Water that works into a crack in cold weather freezes and expands, which widens the crack and lets in more water the next time. That is why a small crack left alone tends to come back bigger. A stain showing on the inside of the wall means the water has gone past the stucco, and the job is bigger than a surface patch.

How we repair it without tearing the wall out

When the damage stays in the stucco, we do a targeted repair that matches the existing wall. We clean out the crack with a taping knife and remove anything loose so the new material has something solid to bond to. Narrow cracks get filled directly. Wider cracks need bridging, so we use mesh reinforcement with a skim coat over it.

Where stucco has to be replaced, we apply new scratch and brown coats at the same thickness as the surrounding wall. If the new stucco is thinner than the old, the texture will never blend and the patch shows from the street. We then moist-cure the new stucco for at least 48 hours. Once it has cured, we apply the finish and match the surrounding texture and color.

What the work costs

Stucco work is priced by the square foot. Recoating or resealing runs $3.50 to $4.50 per square foot. Stucco removal, where damaged material has to come out before new goes in, runs $0.90 to $2.50 per square foot. Your total depends on how large the area is and how deep the damage goes, since a repair that reaches past the stucco adds work.

Call us and we can give you a typical range on the phone. We confirm the exact number once we have seen the wall, because that is when we know whether it is a patch or a larger section.
